I was travelling alone for business and this is the ultimate experience!! The rooms are lovely, the hosts are incredible and breakfast was out of this world!!! I have stayed in B & B's in other countries and in the US, this one is tops on the list!!!

We have stayed at the James Manning many times over the last few years. What originally caught my attention about the inn was Warren & Janet's ability to serve me a gluten-free breakfast while also satisfying the needs of other guests. We hope always to be able to stay at this outstanding inn whenever we visit Honesdale.

This was the second time for us. If we could give it 10 stars we would. Warren and Janet are the best! The food is fantastic, the place is clean and comfortable. We can't say enough good things about it. We will be back and won't stay anywhere else when we are in or near Honesdale.

My husband and I thoroughly enjoyed our stay. The owners were excellent hosts and the food was excellent. Our room was so warm and cozy, we especially enjoyed turning the fireplace on during the cold night. The place was clean and charming with the decor. We would definitely stay again! Thanks again for the lovely stay.

Janet and Warren are fantastic hosts. Everything about the James Manning House is outstanding. This was the third stay for my wife and me. We will be making a fall trip again next year. Bob and Kathy H.

The B&B was more than we had hoped for. It looked very nice on the web site, but experiencing it first hand places it second to none. We needed a longer stay to see everything and hear the story that went with them. The hosts, Janet and Warren, were very accommodating with our late arrival and we enjoyed their company while we were there. Be prepared for an outstanding, homemade breakfast!

We stayed at James Manning House for the first time. Been to others this one of the top 3. Staying in a quiet zone was what we were looking for. We had no really plans and Janet and Warren helped with suggestions. Tne owners supplied the guest with bottled, spring or homemade flavored water. There was cookies available too. We enjoyed our stay.

My husband and I stayed at James Manning over a recent holiday weekend and had a fantastic experience. We stayed in the Wayne Room which was incredibly spacious yet cozy. The fireplace was a lovely touch. We really enjoyed how friendly and helpful Warren and Janet were as hosts, and the breakfasts were fantastic (incredible veggie omelet, homemade blueberry muffins, veggie pancakes, chicken sausage, fresh fruit, OJ, and coffee). We felt very pampered! A highly recommended BnB if you're looking for a cozy, affordable, welcoming, and delicious experience!

This was our second visit to the James Manning House B&B. It was like coming home again. Janet and Warren are SO welcoming and accommodating. Breakfast a real treat. Our first visit was in late fall, but this time, in July, their gorgeous yard was in full bloom, and it offered an installation new since our visit two year ago: an elegant pergola with chiminea and the soothing babble of waterfall over rocks. They offered wonderful guidance to things to see and do in the area. We will be back!

You want so much when you travel. Maybe it isn't realistic. It doesn't matter we all want a lot and during vacation we want more. This was the first time we stayed at a bed and breakfast. For me the whole idea of it was weird so I didn't know what to expect. It was anxious about the whole thing. What we found though was that the whole experience was peaceful and calming. It is really a different experience than staying in a hotel. Warren and Janet are really nice. They are professional and provide a clean and delightful place with great food. You feel comfortable and safe. All of the amenities are there. I even studied at the dining room table one night so for me it was so comfortable like you are at home. That is the key I guess: it feels like home. Even thought it is someone's home it feels like home except you don't do any work. And that is the definition of a good vacation, comfortable and pleasant, right? I think so, so I loved it.
Our largest guest room features a queen-sized sleigh bed surrounded by antiques and memoirs of Wayne County. The large windows make this room bright and cheery, with the southern view overlooking the gardens and small fishpond. An early riser is treated to spectacular sunrises over the Honesdale valley below. The décor in this room is accented with burgundy and bits and pieces of the abundant nature Wayne County has to offer. A day bed offers sleeping for an additional traveler or a cozy sitting area to read or relax. The Wayne room has a private bath with walk-in shower. Fluffy robes are provided for your convenience.
Drift off to sleep with thoughts of a simpler life when your stay includes our Lancaster room. Decorated with authentic Amish quilts and pictures of the Lancaster County countryside this room will take your daily stress away. The room features a queen-size maple pencil post bed, antique writing desk and stained glass accent. A step outside your room is your private full bath including bathtub and original pedestal sink. Fluffy robes and a privacy screen, if desired, are provided for you.
Retreat to the quiet greens of the Berks room for a restful night?s sleep. The wrap-around cannonball oak headboard sets this queen-sized bed as a centerpiece. Berks County Pennsylvania Dutch heritage is featured throughout this room, from the handmade quilt on the bed to the hex signs on the walls. The quaint private bath has a walk-in shower and is located within your room. Fluffy robes are provided for your convenience.

We are located 2.2 miles north of Honesdale, on Route 670 (Wayne St.), in Bethany. Traveling east on Route 6 to Honesdale, turn left at the traffic light onto N. Main St. (Rte. 191). Approx. 6 blocks, take left fork onto Route 670. We are 2.2 miles north on the left side of the road, in the village of Bethany. Traveling west on Route 6 to Honesdale, continue north on Rte. 6 and Rte. 191 (Church St.). After crossing the bridge continue following signs for Route 191 (you are on N. Main St.) Approx. 6 blocks, take left fork onto Route 670; follow directions as above. From the north on Route 670, in the village of Bethany we are the second house on the right, after the Presbyterian Church, also on the right side of the road. From the north on Route 191, before entering Honesdale, after fairgrounds on right (approx. .5 mi.) make a very hard right turn onto Route 670; follow directions as above. From the south on Route 191, follow signs through Honesdale, continuing on 191, crossing bridge and continue on 191 (N. Main St.), take left fork onto Route 670; follow directions above.
